What's in the Report

Every Check Covers All the Essentials

Each report consolidates multiple certified data sources into one clean, FCRA-compliant document.

Credit Report

Full credit history from TransUnion, Equifax, and Experian — score, payment history, open accounts, and derogatory marks.

Criminal Record Search

Multi-jurisdiction criminal investigation across county, state, and federal databases covering all 50 states.

Eviction History

Nationwide eviction record search from court filings — essential before any rental property decision.

Employment Verification

Confirm employment history, credentials, and work authorization before making a hiring decision.

Identity Verification

SSN trace and address history to confirm the applicant is who they claim to be and detect potential fraud.

Tenant Screening Bundle

All checks in one package — credit, criminal, eviction, and identity — the complete risk picture for any rental decision.

Our Data Sources

Where Does the Data Come From?

The same sources used by banks, government agencies, and Fortune 500 HR departments.

Credit Bureau
TransUnion

Credit score, payment history, open accounts, derogatory marks, and financial risk profile.

Credit Bureau
Equifax

Full credit report — debt history, bankruptcies, collections, and financial behavior patterns.

Credit Bureau
Experian

Credit history cross-referenced with address records, employment data, and identity verification.

Criminal
National Criminal DB

Multi-state criminal search — county, state, and federal court records across all 50 states.

Evictions
Eviction Records

Nationwide eviction history sourced directly from court filings in every state.

Identity
SSN / Identity DB

SSN trace and address history to confirm identity and detect fraudulent applications.

We pay direct access fees to these bureaus for every report — which is why our data is certified, current, and legally defensible. This is not a free internet search.

Data Security

Your SSN Is Never at Risk

The most common concern: "Is it safe to give my Social Security Number?" Here is exactly how we protect it.

Encrypted Portal — Never by Email
Your SSN is entered in a private SSL-encrypted portal. Never requested by regular email, text, or phone. If anyone asks outside this portal, refuse and report it.
Never Shared With the Property Owner
The owner receives only the final report — not your raw SSN or personal financial records. Your sensitive data stays within the compliant system.
No Third-Party Marketing Use
Federal FCRA law prohibits selling your data for advertising. It is strictly limited to the screening evaluation you authorized.
Data Retention Limits
Records are kept only for the legally required audit period, then permanently and securely destroyed.
Your Rights Under FCRA

The Law Protects You

The Fair Credit Reporting Act gives every applicant specific, enforceable rights throughout this process.

  • You must give written authorization before any check is run
  • You can request a free copy of your report at any time
  • You have the right to dispute inaccurate information
  • Errors must be corrected or removed within 30 days
  • Your data cannot be used beyond what you authorized
  • Most negative info cannot appear after 7 years
What happens if you're denied?

The $50 fee is non-refundable — it paid for the service, not the outcome. But the law protects you with a clear process:

1Adverse Action Notice — Landlord must send you a written denial explaining why and naming the screening company.
2Free report copy — Within 60 days, request the exact report the landlord saw — free of charge from us.
3Dispute errors — If information is wrong, dispute it with the bureau. They must investigate within 30 days and correct confirmed errors.
4Move forward clean — With a corrected report, apply to the next landlord. You cannot force the original landlord to reconsider, but your future applications will reflect accurate data.

Common Questions

Everything You Need to Know

Questions from both property owners and applicants — answered clearly.

ApplicantIs it safe to provide my Social Security Number?
Yes — but only when entered through the encrypted portal link sent directly to your email. Your SSN is never requested by regular email, text, or phone. If anyone asks for it outside the official secure link, do not provide it. Inside the portal, your number is encrypted, used only to query the credit bureaus, and never shown in the report the landlord receives.
OwnerApplicantWho pays for the background check?
In practice, the applicant pays most of the time — this is the dominant model in the U.S. rental and hiring market. The logic: if someone pays $50, they are serious. It filters out casual applicants and protects the landlord from spending money on people who aren't committed.

There are three scenarios:

1. Owner-initiated, applicant pays ($50): The landlord creates the order at no cost to them. The applicant receives the link with payment included. Applicant pays $50, fills in their SSN, and both the landlord and applicant receive the report.

2. Owner-initiated, owner pays ($50): The landlord absorbs the cost — common with corporate property managers and HR departments who screen at high volume.

3. Self-screening ($25): The applicant orders their own report independently, owns the PDF, and shares it with multiple landlords — paying just once for 30 days of use.
ApplicantI received a link — what do I do?
Click the link in your email — it leads to a private, encrypted portal. Fill in your full name, date of birth, and Social Security Number, then authorize the background check. The entire process takes about 5 minutes. Your landlord will receive the completed report within 24 hours. You do not pay anything.
OwnerWhere does the data in the report come from?
Credit data is pulled directly from the three major bureaus: TransUnion, Equifax, and Experian — we pay direct access fees per report. Criminal records come from national and state court databases. Eviction history is sourced from court filings across all 50 states. This is not a free internet search — it is certified data that holds up legally.
ApplicantWhat if I'm denied — can I get a refund?
The fee is non-refundable — it paid for the background check service, not for approval. The check was run, the data was pulled, and the service was delivered. Think of it like a doctor's consultation: you pay for the appointment regardless of the diagnosis.

However, the law protects you in other important ways:

Step 1 — Adverse Action Notice: The landlord is legally required to send you a written notice stating why you were denied and identifying the screening company.

Step 2 — Free copy of your report: Within 60 days of receiving that notice, you can request a free copy of the exact same report the landlord saw — directly from us.

Step 3 — Dispute errors: If you find inaccurate information, you can dispute it directly with the credit bureau (TransUnion, Equifax, or Experian). They must investigate within 30 days. If confirmed wrong, the error is corrected or removed — and you can apply elsewhere with a clean record.

Important: Even with a corrected report, you cannot force that landlord to reconsider. But you can move forward to your next application with accurate data.
ApplicantWhat is the self-screening report and who accepts it?
A self-screening report is a background check you order on yourself. You pay $25, complete the portal, and receive a PDF report valid for 30 days. You can share this report with multiple landlords or employers without paying again. Most property managers and HR departments accept it as equivalent to a landlord-ordered report. It shows you are a prepared, transparent applicant.
OwnerHow long does the process take from order to report?
Most reports are delivered within 24 hours of the applicant completing the secure portal. The Professional package offers priority processing with results in as little as 12 hours. The main factor is how quickly the applicant completes their portion after receiving the link.
